  • Background and history of the complaint
 

 

    1. Vermeulen and ……….. are 2 married couples who bought a property in Durbanville in 2005. I had 1/3 shares in the property, I’m “married “out of community”, my wife that had 1/3 shares, “married “out of community” and Mr and Mrs …………. that is “married within community” also had a 1/3, as Reregistered on South Africa government deed, at the Deeds Office. WH 5 also seen on WH4 , WH8 of 2005, checked by ABSA WH 9, supplied to Planning Consultants, signed by all partners in 2006 , supplied to Munisipality, signed by all partners in 2006, and again supplied to Municipality, signed by all partners in 2025.

 

    • Each person as above married with their constitutional rights by law, as transfer lawyer has done in 2004 WH 10

 

    • The Cape Town High Court judge decided to take away my 1/3 share in our property, which was security, so none of the 3 shareholders can sell to another person more than 1/3, all approved by the Supreme Court of Appeal in South Africa, evidence dismissed.

 

    1. The Cape Town High Court Judge order via email was that I have now ¼ share , my wife 1/4 share, Mrs ………. ¼  share, and Mr ………. ¼ share in the property, meaning they can now sell 50% share to another person, on documents that were handed in at municipality in 2006 WH 4, meaning the Deed Office supplied me, the Transfer Lawyer, ABSA bank, Planning Colsutant and Municipality with an illegal deed, according to the Cape High Court order, it’s a crime, all approved by the Supreme Court of Appeal in South Africa, evidence dismissed.

 

    • Mr and Mrs …………(1/3 partners) sold 50% of the property to the buyer, while they only 1/3 share to sell on South African Deed Office Deed WH 7, according to Cape Town High court’s order, The South African Deed Office supplied me, Transfer Lawyer, ABSA bank, Planning Colsutant and Municipality with an illegal Win Deed, (according to the high courts) it’s a crime.

    • The buyer committed enormous fraud while he was a tenant under contract, renting out our property in his name as an owner.(as proof case nr 3766/2019… (and fraud case I tried to make at Durbanville Police Station, but it was dismissed by Bellville magistrate court), the SA DEED Office must take fully for all lost and cost because of the illegal deed, according to South African High court’s orders.

 

    • My lawyer applied to CSA (Supreme Court of Appeal in South Africa) a petition to hand in new evidence, but all were dismissed, the South African DEED Office must take fully for all loss and cost, supplying the transferring lawyer with illegal documents that were handed to my Transfer lawyer, me, planning Consultant in Brackenfell, Kraaifontein municipality and ABSA bank for the lost.

 

    • 15 years the buyer has been demanding on property that his the owner, while not fully paying his rent and collecting rent from other tenants on illegal contracts, using my money to pay his dept., financing contact between him and the 1/3 partners. WH 12 court case transcription tells it all, according to South African High Courts an illegal deed given by the Deeds Office to the transferring lawyer, ABSA bank bonds, planning Consultant in Brackenfell, Kraaifontein municipality and courts, all end up in crime and fraud.

 

    •     If the Cape Town High Court and the Supreme Court of Appeal in South Africa accused the Deeds Office they made a mistake:

 

    •   Then all cost on these trails must be paid by the South African Deeds Office, because they undermined the transfer lawyer’s demands. WH 10

 

    •  The South African deeds office pledged fraud to ABSA bank giving the bond on a WIN DEED that is according to the Town High Court and the Supreme Court of Appeal in South Africa not valid and undermined the transfer lawyer’s demands, according to CSA. WH 9

 

    • While my and my wife’s constitutional rights are taken away, to buy property on our own status is “married out of community”.

How to steal Property in SA, legal by High Courts

Herein I will show my case nr SCA Case 1205/2024) (Case no: 15466/2019) where the Supreme Court of Appeal dismissed all my evidence.

If you want to steal from someone property legally via the High Courts,

    1. Open a motion case, where you demand big shares are yours in the property.

    1. Open a case where you demand payments from the legal property owner to pay you income, Forget about oral deals or any other documents U have signed, and the income part, the court will ignore it.

    1. The legal owner will pay on the respected oral deal u have made, it was not transferable but that does not matter.

    1. You then take the payments you demanded and tell your lawyer the story that your share is according to your payment.

    1. The SA High Courts will then say we can’t allow this motion, but if u can bring me proof, I will consider it.

    1. Don’t worry about what’s on the Deed the Deeds Office gave you 20 years ago or the deed that was handed in, approved by the municipality, or the approval the bank bond was approved 20 years ago.

    1. You know that the legal owner don’t have the money to fight in court.

    1. The legal owner can go to the police, magistrates will dismiss his cases, he can try fraud cases, criminal cases nowhere he will be helped, only lawyers will help him and the cost is very high, he must accept the fraud, even if it was perjury, the legal owner are not allowed to fight.

    1. You will walk away with millions in your pocket when you sell the property.

    1. The Supreme Court in SA will just dismiss all evidence the legal owner tries to hand in.

    1. Vermeulen and partner are 2 married couples who bought a property in Durbanville in 2005. I had 1/3 shares in the property, I’m “married “out of community”, my wife had 1/3 shares, “married “out of community” and Mr and Mrs partner that is “married within community” also had a 1/3, as Reregistered on government deed, at the SA deeds office.CH1 was also seen on CH4 ,CH13 of 2005, checked by ABSA CH12.

    • Each person as above married with their constitutional rights by law.

    • High Court Cape Town Judge decision/order to take away my 1/3 share in our property, was security, so none of the 3 shareholders can sell to another person more than 1/3.

    1. The High Court Cape Town judge order via email was that I have now ¼ share, my wife 1/4 share, Mr partner ¼  share, and Mr partner ¼ share in the property, meaning they can now sell 50% share to another person. (unfair)

    • Mr and Mrs partners sold 50% of the property to the Buyer, while they only had 1/3 share to sell as on the Deed.

    1. I opened a fraud case against Partners 485/03/2023, I emailed NPA (CHIEF PROSECUTORS AND SENIOR PUBLIC PROSECUTORS) Bellville (pochauke@justice.gov.za ) but until today no one has come back to me to get the case opened against the partners.

    • Now I want the case to be changed to a Perjury case, (Case 485/03/2023 where I report LIES in a high court Cape Town case 15466/2019 affidavits).

    • Partners, Lawyers, and advocate lied and told untrue stories in High Court court.

    •  I include the next serious evidence that the CSA has dismissed on my petition.

    1. Please see the Transfer Attorney letter CH 3 attached.

    1. Partners / Municipality authorizing as 1/3 shareholder, agreeing with the Deed in 2006 CH 4 attached.

    1. Partners/ Municipality authorizing as 1/3 shareholder (married within community), agreeing again with the official 2005 Deed in 2025,  CH 5 attached.

    1. In replying letter from the “Legal Practice Council” your CH 9 attached

    • “you were aggrieved by the fact that a portion of the property was sold to the buyer, with whom you have been embroiled in various litigious matters”

    • Yes, because the buyer as a tenant on the contract did not want the leave the premises (he was renting an office section for business)

    • The buyer made illegal contracts with tenants on my property. Fraud

    • While the buyer was renting, illegal building work was done in my store, without the owner’s approval or any munispality plans.

    • While the buyer was illegally acting as owner, because the partners sold their 1/3% share as 50% illegally to him, he was using my money to pay his debts. And the illegal contract. Fraud (Magistrate at Bellville court did not want to accept fraud cases via the police and Durbanville police inspecters)

    • Not true, I saw the contract a few months after the agreement was made, but I never knew about it, and the first I saw the contract, there were parts scratched out and I told my wife it was not a legal contract.

    • The buyer handed an untrue affidavit with the Cape Town High court case, signed 13 June 2020, CH 11, he never contacted me, and I refused to speak to him on phones/cells.

    • “the Deed of Sale expressly provides for only one-third share to be sold to the buyer, which nullifies your contention that said portion was sold without your knowledge and consent”

    • Previous Lawyer confirms the above to “Wardiya Esack” (CHIEF PROSECUTORS AND SENIOR PUBLIC PROSECUTORS)

    • Why in High Court Cape Town did their Lawyer / Advocate change all to 50% shares? Was an untrue story to the Cape Town High Court Judge, it was perjury.

    • Like their Lawyer said to “Legal Practice Council”, CH 10 (4),  I and my wife was in the Cape Town High Court when he changed the story told, the lawyer’s conversion of 1/3 share to 50% share, a pure made up untrue story by their Lawyer and his advocate, I see it as perjury.

    • The Applicants are joint owners of a 1/3 share as registered Deed, because of their married status, as the transferring lawyer registered it and the previous Lawyer admitted to “Legal Practice Council”.

    • Why did the Lawyer and his advocate suddenly change the story of the previous Lawyer 1/3 share to an untrue 50% share story, because of the illegal contact with the buyer? Or because they could fool the judge with an untrue story? About our payment, Kuilsriver Court forced us to pay, while the partner said they are not owners any more CH14, its perjury.

    • In his letter,  the Lawyer told “Legal Practice Council”,

    • CH 10 (9, 10), it was all perjury.

    • CH 10 (11), I and my wife could not believe the untrue story their Lawyer and his Advocate told the Cape Town High Court Jury… it’s perjury they made it up. All are also against the previous Lawyer replying letter to the “Legal Practice Council”.

    • CH 10 (12), I could not believe all this Perjury, Fraud, and Harassment are overseen by the highest courts in Cape Town and Bloemfontein. The trust we as citizens put in judges and courts and then they do not check all facts, take away a citizen’s constitutional rights and they don’t trust or respect deeds offices in South Africa.

    • How can a contract be made and signed without the official deed from SA Deeds Office in hand? Showing shares and ownership. CH 10 is attached. Then the Deed Offices supplied us with illegal documents in 2005, that was handed over by my Transfer lawyer, to ABSA Bond and Municipality, a deed signed and authorized by all partners in 2006 and again in 2025.

    • Kuilsriver Court case HC 6, 2021, we paid 50% rental income after expenses, on a legal oral deal we made before we signed the transfer en bond registration, 1/3, 1/3 1/3 shares, because the court pressured us to pay to the partners because they still owners on the deed. (but partners sent me evidence that they sold in 2010.

    • This was the sole argument point the lawyer and advocate had in Cape Town High Court, with no other concrete evidence, they only focused on a legal oral deal that we respected and were forced by the Kuilsriver court to pay out on and it was all a misleading story, it pure perjury on the evidence I have on hand and attached to this mail.

    • Kuilsriver Court case, was not legally right, because the partners said CH 7 they sold their 50% share already in 2010 (on an illegal contract), giving the buyer all rights to do what he wants with my money.

    • The Buyer was demanding on property that is the owner, while not fully paying his rent and collecting rent from other tenants on illegal contracts, using my money to pay his debt. on the Illegal contact between him and the Tillers. CH 2 court case transcription tells it all.

    •     If the Cape Town High Court accused the SA Deeds Office they made a mistake:

    •   Then all costs on these trails must be paid by the SA Deeds Office because they undermined the transfer lawyer’s demands.

    •  The SA deeds office pledged fraud to ABSA bank giving the bond on a DEED that is according to the Cape Town High court, and Supreme Court of Appeal in Bloemfontein not valid and undermined the transfer lawyer’s demands.

Then the Deed Offices supplied us with illegal documents in 2005, that was handed over by my Transfer lawyer, to ABSA Bond and Municipality, a deed signed and authorized by all partners in 2006 and again in 2025.

    • Kuilsriver Court case HC 6, 2021, we paid 50% rental income after expenses, on a legal oral deal we made before we signed the transfer en bond registration, 1/3, 1/3 1/3 shares, because the court pressured us to pay to the partners because they still owners on the deed. (but partners sent me evidence that they sold in 2010.

    • This was the sole argument point the lawyer and advocate had in Cape Town High Court, with no other concrete evidence, they only focused on a legal oral deal that we respected and were forced by the Kuilsriver court to pay out on and it was all a misleading story, it pure perjury on the evidence I have on hand and attached to this mail.

    • Kuilsriver Court case, was not legally right, because the partners said CH 7 they sold their 50% share already in 2010 (on an illegal contract), giving the buyer all rights to do what he wants with my money.

    • The Buyer was demanding on property that is the owner, while not fully paying his rent and collecting rent from other tenants on illegal contracts, using my money to pay his debt. on the Illegal contact between him and the Tillers. CH 2 court case transcription tells it all.

    •     If the Cape Town High Court accused the SA Deeds Office they made a mistake:

    •   Then all costs on these trails must be paid by the SA Deeds Office because they undermined the transfer lawyer’s demands.

    •  The SA deeds office pledged fraud to ABSA bank giving the bond on a DEED that is according to the Cape Town High court, and Supreme Court of Appeal in Bloemfontein not valid and undermined the transfer lawyer’s demands.

    • While I my constitutional rights are taken away, to buy property on our own status “married out of community”.
